ENVIRONMENTAL SUSTAINABILITY

While the issue of sustainability, or “Green Strata”, is currently at the forefront of discussion in the strata industry, the high cost and effort involved in modifying existing buildings to become ‘greener’ means most Owners Corporations are reluctant to invest in sustainability.

 

However, recent price rises in essential services such as gas, electricity and water, as well as the introduction of Government incentives, have encouraged organisations to embark on greening projects in order to reduce their long term costs. Our company and staff are committed to bringing down the running cost and carbon footprint of the buildings that we manage.

 

Smart Blocks is a national program helping apartment owners and building managers save money by improving energy efficiency and renewable energy technologies in apartment buildings.

BACKUP & RETRIEVAL

All information processed through our facilities management software is backed up on RAID5 servers at our main office to be retrieved for our clients at anytime.

 

This insures that our client’s information, including digital copies of building plans, reports, quotes and project information is always kept safe.

COMPLIANCE & CONTRACT MANAGEMENT

Building and contractor compliance, operational efficiency, control and accurate reporting have emerged as critical factors in the sound operation of every successful building.

 

Our contract management system is designed to certify contractors that carry out work for our clients. Certification is carried out annually to ensure that contractors remain within an established set criteria for recommendation as a preferred contractor.

PREVENTATIVE MAINTENANCE & 'SYSTEMCHECK'

The team at Mode Management creates asset lists for all the new complexes that we provide management services for. The asset list is regularly updated and used to carry out preventative and reactive maintenance.

 

‘SystemCheck’ is designed to inform our clients when preventative maintenance is required and is automatically scheduled in throughout the year. By actively maintaining the building’s assets greatly reduces the costs of dealing with breakdowns as they occur.

WEEKLY & MONTHLY REPORTING

Our company maintains specific and customised policies and procedures in relation to facilities planning, budgeting, construction and operation which gives our staff the tools they need to effectively manage your building.

 

Weekly and monthly building management reports are provided to the Executive Committee on active projects, with current issues sent through to the Executive Committee by email or like wise provided as a monthly report at Excecutive Committee Meetings.

AFTER HOURS SERVICE

Providing 24.7 / 365 days a year after hours call service. Your complex is monitored 24 hours a day.

 

Not all maintenance faults occur during the day, which is why we provide an after hours call service to handle (common property) maintenance emergencies.
